Dobarsko residential complex is situated 17 km from the world known ski resort - Bansko, in the picturesque foots of Rila mountain. 160 km from the city of Sofia. The ski paths and the rocks of Pirin mountain, Rila's peaks and the heights of the Rhodopi mountain are revealed in front of the complex which is 1000 m above sea level. Project

It is a closed type complex and consists of six family houses, with the same old Bulgarian architectural style. Each of the houses is with its own yard. The complex is with a total area of 3004 sq.m., consisting of six plots with square surfaces from 320 to 560 sq.m. There are three main principles in the construction of the complex - free contact with the surrounding nature, clear functional connextions and detachment of the different houses. The green areas within the yards are in their southern part. The total built up area of the houses varies from 117 sq.m. to 206 sq.m.

Construction

All houses are with reinforced concrete construction with roof and red bricks.

6. The traditional local heating functions with a system for low temperature floor heating. After the first warm spell and thanks to the high thermo insulation, the floor heating keeps a nice temperature in the house with a low electricity concumption.

7. Facade: first floor - stone, second floro - ceramic tiles, covered with 10 cm thermo insulation and water resistant decor plaster.

8. Roof: reinforced concrete construction with thermo insulation, with 10 cm mineral wadding and ceramic roof tiles.

9. There is a sauna in each house according to project.

10. There is an alcove and a barbeque in each yard.

• Heating and ventilation installation - aluminium radiators, horizontal connections with polyetilene pipes, collector box, vertical standpipe and wall plugs, electric switchboard;

Here are the main characteristics of a standard mortgage loan in Bulgaria are, as stated by two of the leading banks in the country - United Bulgarian Band and First Investment Bank.

UBB - United Bulgarian Bank

The client segments are the citizens of the European Union, USA and Canada. The minimum amount of the credit is Eur 7500, the maximum is Eur 250 000 for a period of up to 20 years. A person must be at least 23 years old to be considered eligible and the age plus the loan period shouldn't exceed 65 years. For the first year the interest rate is 1.5% or 5.9% for the first 3 years. There is a standard interest rate for the rest of the loan period which is 6.5%. The bank has an application fee of BGN 20 and an administration fee of 0.5%. The prepayment fee is 5%.

First Investment bank

Every able local or foreign citizen is considered an eligible borrower. However, if the acquired property is a plot, a local citizen should acquire a property. There are no limits concerning the maximum loan amount. The maximum term is 240 months with a loan purpose - acquisition of a real estate.

There is an option of a period when the borrower pays only interest which may be up to 12, 24 or 36 months. After it equal monthly installments during the loan term are paid. In case of overdue payments the bank charges a penalty interest rate. The application fee is Eur 50 and the management fee is 2%. You can read more on the fees and charges on their website. The applicant's income should be 1.50 times the monthly installments. The minimum income that should remain per member of the household is 500 Eur for adults and 250 Eur for children.

The term for approving the application is usually up to 2 days.
