Location

The land belonging to the village of Pancharevo is at the end of the Iskar river gorge, at the place where the river gets into the Sofia field. The gorge includes the river valley  between the village of Pancharevo and the village of Pacarel. The most picturesque place in the land of the village is Urvich, which is situated on the right river-bank and looks like Veliko Tarnovo. Near the village is situated the medieval fortress Urvich, The Urvich Monastery "St. Nikola - Letni Mirlikiyski" and the minster "St. Iliya", which together with The Kokalyanski Monastery "St. Arhangel Michail" formed The Urvich stronghold complex.

The onefamily houses are situated on a place, which is dividedto four separate parts in "Children Town" area - Pancarevo Commune /150 m. west from the training base of CSKA, over the American College/. There is a view to Vitosha Mountain in the south-west. There is an asphalt access at about 10 min from Eagle's Bridge by car.

Each building plot is 752.60 sq.m. by notarial act and is 27.63m. - 27.19m., facing the street - 27.63m. The plot displacement from south-west to north-east is 0.83m.

The project

The houses are three storeyed with a built up area of 88.60 sq.m. and 338.80 sq.m. by the project plan.

They consist of a basement, a first, a second and an underroofing floor.

Surrounding area - area of greenery, with a possibility to be designed and enacted a children place, a swimming pool, if wanted.

common parts, building, materials

There is a possibility to be used its own water source with a capacity - 1.9l. per second. The building plot is surrounded with an outside fence / concrete - 0.90 m. high / and an inside fence between the plots - aluminium net 1.00 m. high. All plots are going to have their own street light. Each plot will have its own portal.

Used materials in the construction: Concrete B20 and mex.fixture iron - by the project; bricks - fourfolded from Macedonia;  roof-tiles - Greek ceramic, an outside mineral plaster and worked stone.

The houses are going to be supplied with three phase tension, a telephone, an Internet cable TV, a local security system and others if needed.

price and payment plans

The price includes - land by a notarial act - 752.60 sq.m.; a house - 338 sq.m.; the properties are for sale at rough construction stage with electricity system, water, sewerage and gas provided.

Others payment plans are also possible - in advanced payment of 30% of the whole sum there is going to be used a 5% discount, in advanced payment of 50% of the whole sum - 8% discount.
