Location 
The residential quarter Atiuren is set in the western part of Stara Zagora. The access to the complex is from west ( by connecting the inner streets with the by-road of the Thracian university) and from east (through new road connecting the sport- recreation centre with the main road Sofia - Burgas). The Atiuren is not just a gated type complex, but project for a new type of settlement with new standards of habitation.
Project
The main characteristic of the project is " comfort of habitation". The high-quality construction works, the spacious residential units, the inner infrastructure, the variety of facilities and services, together with 24/7 security and calmness create an unique feeling of comfort in the complex. The project envisages two story single family houses, semi-detached houses, public center, residential building with apartments and shops and chapel. Over a plot of 146 280 sq.m will be constructed 348 residential units. The project also envisages 4 attendance buildings. Thanks to the architecture decisions and the development plan of the complex, there are plenty of parking spaces, the car speed is reduced to the minimum and there is enough space for pedestrians and bicyclists. The project will be realized in five stages, as each interior can be adapted to the requirements of each client. At starting of stage 2 and 3 the customers may participate at designing of their properties and to receive an individual project.
Infrastructure
The developer will construct the whole infrastructure of the project. There will be separate sewerage, water supply with the necessary capacity and gas heating supply. A regular bus line will connect the complex with the central areas of the city. The inner infrastructure follows the natural lines of the plot and guarantees the optimal situation of the buildings. The inner street network consists of main alleys, small alleys and intersections leading to all buildings in the settlement. According to all modern requirements all buildings will be with central gas heating supply.
Green areas: the project envisages green yards around each building and large common park in the complex.
Commercial areas: The Atiuren project comprises all kind of utilities: a grocery shop, a beauty parlor, a doctors cabinet, a pharmacy, a cafe , restaurants and bistreaus, a bank and a post office.
Security: All buildings are with security installation and fire-alarms. The whole complex will be with 24/7 security guard as the whole territory will be fenced. The kindergaten in the complex will be also secured with a fence to provide maimum comfort, and to gurantee you a peaceful day while your childs are under competent care.
Sport and leisure: The sport and entertainment centre will be constructed upon the third stage of the project. The center will include a SPA hotel - international brand, a swimming pool, a teniss court and other sport facilities. This will be the place not only for participating differnt sports but for relaxation and enertainment, where all enhabitants can enjoy a carefree day. Deisgned in the eastern part of
the complex the Sports center will be accessible to all citizens of Stara Zagora. In the same of the complex will be situated the office of the managing company together with the information desk.
Cultural events: In the settlement will be constructed an Ortodox Chapel based on original sketched from 17th century. The idea is to organize regulary open-air exbitions and other culural events in the very setllement and to construct some houses in the National Revival style.
Management and maintenance
A package of managment services will be offered to all future owners, as the price will be included in the obligatory maintenance fee. The especially hired company will maintain the park areas, the alleys and the side walks.
